How Often Should You Pressure Wash Your House?
The short answer for most Piedmont Triad homes: wash the house once a year and the concrete once a year. But a few factors can shift that. Here's how to think about it.
House siding: once a year (sometimes twice)
Our humid summers and tree-heavy neighborhoods are perfect for algae and mildew. An annual soft wash keeps siding bright and stops growth from staining permanently. Consider twice a year if:
- Your home is heavily shaded or surrounded by trees
- You have north-facing walls that stay damp
- You're near a pond, creek, or the woods
Driveways & concrete: once a year
Flat surfaces collect leaf tannins, mildew, and traffic grime. A yearly cleaning, usually in spring, resets your curb appeal and keeps slippery algae off walkways. High-traffic commercial concrete may need it quarterly.
Roof: every 2–4 years (or when streaks appear)
If you see black streaks, it's time. Roof algae spreads slowly, so most roofs need a soft wash every two to four years. Staying ahead of it protects the shingles and avoids a much dirtier, more expensive job later.
Decks & fences: every 1–2 years
Wood and composite get slippery and gray as growth builds up. A gentle cleaning every year or two keeps them safe and looking fresh, and is a must before re-staining or sealing.
